Who this policy covers

This policy covers Signature Property Realty’s Brooklyn, New York brokerage services. It covers inquiries, showings, applications, owner instructions, and communication. Property management, repairs, rent collection, and resident accounts are handled by the management company identified in the resident’s lease or management agreement.

Equal service

We provide the same service process for everyone: accurate availability information, access to showings, clear application instructions, and consistent communication. We will not steer applicants or act on an owner’s discriminatory instructions. Required accommodations and lawful program differences are part of fair treatment.

Before you apply

Your agent will confirm the property and provide the owner’s written criteria, the documents or lawful alternatives needed, who reviews the application, and an itemized explanation of permitted charges. We will clarify whom the agent represents and provide applicable agency and fair-housing disclosures, including the tenants’ rights to reasonable accommodations notice at first substantive contact. A website link alone does not complete required delivery or acknowledgment of those forms.

Working with different owners

We use a dated requirements sheet for every property, reviewed by the supervising broker before use. Criteria must relate to lawful tenancy qualifications and remain consistent for applicants to that property. We will not change criteria in response to an applicant’s protected characteristic. Owner requests that conflict with law will be declined and escalated to the broker.

Different properties may have different lawful requirements. A property-specific rule cannot override fair-housing protections or fee limits.

Application handling

We will record receipt, identify missing items consistently, accept appropriate alternative documentation, and route the application to the authorized decision-maker. We keep a dated record of criteria, communications, decisions, and the reasons for any lawful exception. The property’s application-order and selection method must be specified in advance; submission does not guarantee first-come approval.

Use the secure application service for sensitive documents. Do not send Social Security numbers, bank credentials, or payment-card details through a general inquiry form.

Fees & representation

When we represent a NYC landlord, including publishing a listing with the landlord’s permission, that landlord’s brokerage fee is not charged to the tenant. Access to a specific apartment cannot be conditioned on hiring us. A renter may independently choose tenant representation under a separate lawful agreement.

All required rental fees must be clearly disclosed in listings and itemized in writing before lease signing. The signed fee disclosure must be provided to the tenant and retained for three years. Other record-retention periods require a separate company schedule.

Questions, corrections & concerns

Contact the supervising broker through info@signaturepropertyrealty.com or 347-460-4979. Tell us the property address and the issue. You may request an accommodation or report a concern without retaliation. Contacting us does not limit your right to contact a government agency or meet an external filing deadline.
